Not a live-in Skoolie

Hey everyone, I'm new on here and trying to navigate around but haven't quite found what I'm looking for. My wife and I are contemplating a skoolie conversion BUT it wont be for living in. We have a business idea that we aren't quite ready to reveal to the world yet but do have a few questions, but first some info about the idea.

The bus will need to be stripped of the seats. we would add in some new flooring and some desks. We wouldn't be traveling very far so MPG isn't a huge deal, less than 50 miles from home base. There would only be occupants of the bus for a few hours at a time and will be stationary while occupied except by maybe 3 people while traveling to and from home.
would need to add some electrical and lights most likely but no plumbing.


We are located in the Philadelphia suburbs so temperatures can really range anywhere from 0-100. would we need to add insulation or would a mini-split be sufficient due to the short amount of time on the bus.


Any idea on what type of insurance/ registration this would need because it wouldn't be an RV but not a bus anymore either?

So it would registered/insured as a commercial company vehicle? Similar to a delivery van maybe?
