How to read this preventive maintenance programm(PEP)

Hi guys,
we think we finally found THE bus. Going for a road test tomorrow or Friday.
If you can take a quick look at the pdf file. I have nooooo mechanic background. Everything is fine according to the mechanic (check marks everywhere!). My question is: what about the tires measurement? What does that mean? Are they borderline and need to be change soon or brand-new-ish?
If anything else catch your attention, please let me know.

The tires aren't new but have sufficient tread. For reference on truck tires of this size, the steer tire minimum tread depth is 4/32" and drive tire minimum is 2/32".

Tires are "about half worn" for a 1-ton chassis. I ran the VIN, it shows a 6.6 diesel for an '07 GM chassis.
