Sealing up leaky undercarriage storage bin

My bus has two very large and very leaky undercarriage bins that I’d like to use for power & plumbing systems.

The doors are the swing-up type, and all of the leakage is happening at the hinge (see attached above pic)

The water comes in through the hinge, around the seal, and into the bin.

Yes, I plan to replace the seal, but I have my doubts that it will be enough.

Anyone else had success waterproofing these types of bins?
