bus conversion/ air bnb

HI, I'm looking into converting a bus and renting it out by the night. It will mostly stay parked by a good size creek that runs through my property. Occasionally it floods so I may need to move it once or twice a year. My church/school is selling their bus. It is a 1995 Ward with a GM 366 motor. Some rust on exhaust but otherwise it's good. New battery, 2 new rear tires, and new starter. They are selling it for 2K but will consider offer. Is this a good deal? I dont want to pay for things that I wont use but I am impressed by the lack of rust. I live in an area where salt is not used on the roads. In all my research I have not run across a Ward make. Thoughts? thanks in advance.

Others will address the merits of that particular bus.

But because it will be making money for you, you'll need to get a Commercial Driver's License (CDL). Some folks find that to be a barrier and you should be aware that it will be part of the package as you make your plans.

Rust is particularly good at hiding under flooring mats be aware. Yours may be clean though. My 2 cents

If it's parked by the river when he rents it out and no one is driving it, no license would be needed.

If it's staying on your own property, it doesn't even need a license plate. But if you're renting it out as living accommodation there are likely insurance requirements around that unrelated to it being a vehicle.
