ISO my dream bus! Please advise :)

Hi! I'm really new to all of this, but I'm so excited to jump in!
I've been reading up a lot and getting a lot of advice.
I want a sweet bus to house my mobile seamstress business and accomodate my 3 kiddos on road trips. I was thinking a short bus would be great, easier to park, more manageable, less to build, easier to heat, etc. But I'm hearing they have some issues with getting up hills and making long hauls. Soooo... I'm open, but love the idea of something lees than full-size. So what about a cute shuttle like this chevy kodiak I saw on ebay? Same issues?
Looking for guidance! I'm going to take this one step at a time, do as much of the work as I can on my own, but I am no mechanic. I really appreciate any that helps me make this momentous decision. I'd like to spend under 5K on the vehicle purchase. Willing to travel, but home is far Northern California.
