Bus length dilemma

We originally were going for a 30 ft transit bus, but have decided we don't like the front engines. So we upped the size a little to fit a conventional. I've looked at a 2006 ce300 ( rust bucket though) that was 33 feet. Those mid sizes seem less common, up to 35 feet. My reasoning is that anything less that 36 feet will fit In a double parking spot. I am worried about being shut out of too many places like scenic pull offs.
So we've gone from less than 30ft up to 33 feet but 36 is just a few more feet and once your there, why not top it off at 40 ft.
In real-world experience how much more restrictive are the differences once you get over 33 feet.

Never driven a 40 ft bus but I would feel that taking that to father Crowley look out would be pushing it.
Taking it to hunter mountain saline valley road in death valley would be very complicated. Dont think you can make the hairpins at moki dugway and valley of the gods.
So it depends on what you want to see. With 32 ft I feel already to long for a lot of places..

By the way we have a pusher in a low floor transit.
