Looking at a rad bus with RUST please give input!!

Hi there!
I'm looking at a terrific bus with super low mileage, excellent engine, well maintained bus, good price, just what I've been looking for etc. The floor has already been pulled and there are two rust holes, not bigger than an apple (not a giant apple) and the first step is totally rusted through--already been removed. And there is some rust underneath on the floor support behind the back wheels and some on the wheel wells. Surface rust on the gas tank. Frame isn't rusty otherwise. Is this a deal breaker or can I work with a floor with that extent of rust?
From what I read it looks like I can work with this and patch but I'd appreciate any thoughts/suggestions.
***Floor hasn't been cleaned up at all so maybe I'm just being extra cautious because I see RUST but want to be sure before investing...!

Musigenesis will tell you it can't be so bad it's not fixable.
Need pics in order to advise. Have you verified mileage? It is extremely common to have speedo failures and replacements installed with no correction. I think this is the case more often than actual low mileage. What year bus is it? Should have about 10K a year if a route bus.

It was a church bus so while it was driven once a week, it didn't drive all the miles of a school bus. I have to say that I am not a big social media person so I just don't feel comfortable putting all my info out there (its not you its me). The bus is solid and I trust the folks selling it. I'm more concerned with fixing rust damage. From all the posts I've seen it looks doable, but i'd like feedback from seasoned skoolie folks.

Posting pics of the rust is the best way to get solid advice about how much work fixing it will require.

If you trust the seller that's important but in my experience churches don't have a track record of maintenance diligence probably because they accrue so few miles. Apart from the rust, I would strongly advise an independent mechanical evaluation of the engine and transmission, brakes and suspension, manufacturer date on tires, etc.
