pretty much have to check that out in person - when doing recaps, the scuffing is done wider than the new band of rubber to make sure there is a good surface to glue to - even when first done, that extra scuffing doesn't look too much different than what's in the picture - I'd say it's definitely something to check the checks , but in person

AC works, it just needs a recharge. The last time I charged it, it lasted a couple months so there's a leak somewhere. We never needed the AC so I never needed to deal with chasing the leak. If it turns out to be an issue in trying to sell it or if a buyer puts down a deposit contingent upon me fixing the AC that's no issue.

The toilet we removed. It was a stand alone and I was positive someone didn't want a used toilet. I can purchase one for you if the deal depends on that.

I did not open the walls to re insulate. The insulation I pulled out during construction looked fresh and dry from many points throughout the bus. There's also very little to no signs of rust so I can assume there's no water getting behind. I didn't want to degradate the integrity of the panels. In my previous build out in my van I used 3m thinsulate along with reflectix and the return on investment wasn't worth the time effort and money. There's a catalytic heater that will come with the purchase that has kept us plenty warm in negative temps. And with all the windows and proper ventilation we had no issues with triple digit temps in the desert.

This is by no means a class A luxury camper. It was built primarily to boondock. If you're looking for a washer/dryer combo with satellite internet to play your xbox on a projector, this isn't the bus for you. But that's the beauty of these things, you can modify it to your specific needs. It wasn't built by a factory that does this for a living. I do have an extensive background in construction and I'm an electrician by trade so I'm no pushover, but I'm not a professional bus builder. I built this bus with my needs in mind with the intention of keeping it forever. However my wife and I are having a kid and we need sell the bus. I will be as transparent as I possibly can be so if you have any other questions please feel free to ask. I'm not trying to be unreasonable but I believe it is priced fairly. If the market dictates otherwise then I'm forced to adapt. I'm willing to entertain offers.

It is registered in florida as a class code 36, which is a bus. I have commercial insurance that is just liability. This is what I've found works for me. If when the purchaser wants to convert the title over to an RV and get different insurance, that is up to them; and I'm completely willing to help out as I have gone through the process a few times. For me, it was more cost effective and I didn't have to wait at the DMV for anything.
