I think they're being more than a bit optimistic on distance from Albuquerque... maybe flying?

1) does it come with abandoned meth lab?
cleanup fees -- $10,000, and yes the new owner IS now responsible -- that's how that works...

2) ACCESS -- you may own it but discover you can't get there except on foot...
3) Who owns all the land around you and what do they do with it?
(I can about guarantee it ain't USFS or BLM land -- it would be worth more if you had those kinda 'neighbors')
4) Oh and since Albuquerque is at least a 4hr drive from the Great Sand Dunes NP... (I take that as the "seller has a distorted idea of reality" at best)

one hour from Albuquerque New Mexico 30 minutes from the Great Sand Dunes in Colorado property is located in the Sangre de Cristo Estates in San Luis Colorado it is 1/4 acre of camping property

There are tons of lots out in the San Luis valley for CHEAP.
There's nothing there and you have to either get an expensive well drilled or have water trucked in.
They also have a TON of crime for how many folks live there.

I wasn't really kidding about the meth lab and...

This is in CO dude. You can't just go diggin' wells all willy nilly!
You NEED to own 40 acres to dig a well -- that's a law, not just a good idea...

Now the ad did say 8000' (of course if that measurements as accurate as 1hr to Albuqu...) which means you're out of the bottom of the hard scrabble valley...

At this time I have no interest in a lot out west. I like the knowledge from the posts and I had no idea if one of our members might get a good deal.
